  • Housing Assistance Payments are mailed directly to the owner or agent on the first of the month.
  • Risks of rent default are reduced because the tenant’s portion of rent is based on income.
  • The owner is responsible for screening tenants for a vacant unit. This allows the owner to use full discretion in tenant selection.
  • A landlord may choose to accept or reject a Section 8 tenant for any vacancy that may be available. It does not matter whether or not the building already contains a Section 8 tenant.
  • Annual inspections assist the owner with identifying areas requiring repair and help to maintain the overall quality of the unit.
  • Concord Housing Authority encourages timely payment of the tenant portion of rent by enforcing the family obligations portion of the Section 8 program. It is a violation of the family’s responsibilities if they fail to make timely rent payments or damage the apartment beyond normal wear and tear.
  • To get started all you need to do is have a Section 8 participant provide you with a tenancy approval to fill out. You will need to return this form to the Housing Authority which then in return will set up an inspection of your unit.

FAQ’s for Landlords

How does the Concord Housing Authority and tenant portions of rent determined?

Each year, HUD establishes a “Fair Market Rent” for apartments based upon the number of bedrooms. Concord Housing Authority is currently set at 100% payment standard of the Fair Market Rents published by HUD each year for Concord Housing.  Fair Market Rents can be found on HUD’s website.

When can I expect to receive my check from the Housing Authority?

Concord Housing Authority issues checks and has them in the mail by the first day of every month.

Is the landlord allowed to raise the rent?

Yes, an owner may request an increase upon expiration of the initial or subsequent leases (one year). The increase shall be based upon the whether it is reasonable for the area and compatible to other non assisted units.

May landlords collect a security deposit?

Yes, Concord Housing Authority encourages landlords to collect a security deposit.
